The Life Span of Your Systems & Appliances


Whether you’re buying a home, or maintaining your home, it is important to know how long those “big ticket” items last, on average before they may require replacing. Here is a list below of approximate life spans you can expect out of each system/appliance. 


1) Furnace: The average lifespan of a furnace is 15-20 years. The average cost of replacement is $3,800. 

2) Water Heater: Average Lifespan: 10-15 years. Average Replacement Cost: $940

3) Pipes: Average Lifespan: 75-100 years. Average Replacement Cost: $1200

4) Electrical: Average Lifespan: 10 years. Average Replacement Cost: $1400

5) Shower: Average Lifespan: 20 years. Average Replacement Cost: $850

6) Garbage Disposal: Average Lifespan: 12 years. Average Replacement Cost: $400

7) Oven: Average Lifespan: 13-15 years. Average Replacement Cost: $1100

8) Microwave: Average Lifespan: 9 years. Average Replacement Cost: $300

9) Refrigerator: Average Lifespan: 13 years. Average Replacement Cost: $1650

10) Washer/Dryer: Average Lifespan: 10-13 years. Average Replacement Cost: $1100

11) Roof: Average Lifespan: 20-30 years. Average Replacement Cost: $6,700

12) Garage Door Opener: Average Lifespan: 10-15 years. Average Replacement Cost: $320

13) Toilet: Average Lifespan: 10 years. Average Replacement Cost: $350


While these life expectancies and average costs differ, it is important when purchasing a home to inquire on the status of these items, and it is important as a home owner and seller to well maintain these items.
