Curb appeal is something that sometimes gets overlooked by sellers, but it is actually an essential part of selling your home not only quickly, but for the price that you want. Learn how to give your home an exterior face lift no matter what the season!
Winter
Since winter seems to take up the majority of our lives here in Calgary, we will start with that. Winter exterior maintenance sounds the most dreadful because it’s cold and crisp outside, but it actually doesn’t take much effort at all to make your house look immaculate in the winter!
Shoveling: Before any Open Houses or showings, make sure that your pathways, driveway, and stairs are completely clear of any snow.
Salt the Ice: Walking up to the front door of the home is the first moment that the potential buyers envision themselves living there. Nothing would put a damper on their experience more than slipping & falling on ice. Make sure to heavily salt or gravel the ice all the way from the sidewalk to the front door to ensure no accidents or injuries occur. (This is also a good thing to do to prevent any chance of a lawsuit)
Holiday Décor: Light, tasteful holiday décor can definitely attract certain buyers, however a very important thing to keep in mind is that not every potential buyer shares the same religion or faith as you do. Feel free to add a little sparkle to your exterior, but going over board could actually have an extremely negative impact on a buyers experience.
Spring
Limit the Mud: With Spring comes rain, and sometimes with rain comes slippery mud. If you notice there is mud covering your Driveway, Pathway, Sidewalk or Steps on the day of a showing or an open house, take a minute to take out the pressure washer or hose and spray it away. The cleaner the overall experience, the more impressed the potential buyer.
Flowers: Some nice eye-catching landscaping has a HUGE impact on the impression that a front yard leaves on a person. Spring can either be beautiful, or it can be drab. Try planting some brightly colored flowers in the flower beds to really uplift & brighten the experience of seeing the house for the first time.
Summer
Watering: Water your lawn as often as you should in order to give it that nice, beautiful green color. Nothing makes a family want to hang out in the yard in the summer like a luscious green yard.
Mowing the Lawn: On the day of, or the day before an open house or showing, take a quick peak at both the front and back yards. If the lawn is a little lengthier than you would like it, give it a quick cut.
Weeds: Nothing scares buyers away like treacherous weeds all over the yard. Make sure you deal with the weeds so they are not visible, and treat them so that they don’t come back.
Shrubs/Trees: If you live in a home with any trees or shrubs, make sure they are not intruding on the visibility of the home, or sticking out so that people have to dodge them in order to enter. Trim your shrubs and trees to give them a nice shape, and make them look like an addition, not something that is overtaking the house.
Fall
Raking: Raking the leaves during the fall can be a big job, but it is something that makes an enormous impact on the overall look of the home. Rake your leaves as often as you can and ensure that the pathways and stairs are clear.
Décor: Similar to the Holiday Décor, many people enjoy putting up Halloween decorations in October! Again, this is perfectly fine – but keep in mind, some people do not celebrate Halloween, and could be turned off by the decor. Also keep in mind that families with small children could be the ones viewing your home, so don’t decorate with anything overly frightening that would upset the kids!
Although many people think Curb Appeal really only matters in summer when the Landscaping of the home is visible, that is actually false. Curb appeal has a huge impression on potential buyers throughout the entire year. I hope these tips were helpful to get your house sold quicker & for the right price!
